Stages of the process

The precise stages involved in the sale of a residential property vary according to the circumstances.

However, below are some of the key stages;

Take your instructions and send new instruction pack

Prepare and send contract documents

Pre contract enquiries

Exchange contracts and notify you that this has happened

Prepare for completion

Arrange for all monies needed to be received from the purchaser for completion

Complete purchase including repayment to mortgage provider if required

Our fees cover all of the work required to complete the sale of your home.

For the sale of a freehold property valued at £250,000 the typical legal fee is £705.00+vat together with any disbursements.

Our fee assumes that:

This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.

The transaction is concluded in a timely manner and no unforeseen complication arise.

All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.

No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Disbursements are costs related to your matter such as Land Registry fees for obtaining a copy of your title to the property. We handle the payment of the disbursements on your behalf to ensure a smoother process.

Electronic money transfer and Archive fee
£45.00+vat

NB On occasions we may be required to pay a referral fee to an Agent. If this is payable this will be confirmed in your terms on instruction, however this has no impact on your fee payable to Thursfields Solicitors.

How long will my house sale take?

How long it will take from you accepting an offer until completion will depend on a number of factors. The average process takes between 8-12 weeks but that is a guide only. Each transaction depends upon its own facts.
