Acting for Landlord
We will draft the lease incorporating the agreed Head of Terms and negotiate with the tenant’s solicitor on any amendments to it. We check your legal title to ensure that you have the right to grant the lease and the authority from any mortgage lender to do so. If required, we will also obtain your replies to Commercial Property Standard Enquiries and deal with any enquiries arising from the tenant’s solicitor.
Acting for Tenant
We will review the lease, draft a lease report for you and check that the lease incorporates the agreed Heads of Terms. We will negotiate with the landlord’s solicitors on any matters that are in need of amendment. We will also check the Landlord’s legal title to ensure they have the right to grant the lease and the authority from any mortgage lender to do so. If required, we will obtain the landlord’s replies to Commercial Property Standard Enquiries and report to you with the findings.
