Buying Land
for Residential
Development

Our involvement in the acquisition of a site is crucial as our due diligence process can unearth matters that could affect a client’s ability to use the land for its intended purpose.

Our due diligence process includes Commercial Searches to ensure the land is clean; all relevant planning documentation is present and correct, required utilities are readily available; and there is no ‘common land’ on the site. In addition we ask the seller to provide replies to enquiries to reveal any disputes, rights of way not registered on the title, or other parties entitled to use or occupy the property that would not be evident from legal documentation on site. We then provide a Report on Title to you and a Mortgage Lender if required to give you comfort of knowing the land is fit for purpose before buying.

Following your purchase of the site we would then liaise with our in-house New Homes Division in order for them to provide a site set up service and eventual Plot Sales. This team is based in our Solihull Office

We can also supply advice on Promotion Agreements and Option Agreements which can secure your interest in a site property upon the relevant Planning Permission being granted.
