The Commercial Property department at Thursfields consists of a team of dedicated solicitors providing expert legal and commercial advice on a full range of commercial property issues.  With offices in Worcester, Kidderminster and Stourport, Thursfields has a strong links with Worcestershire and the surrounding areas, as well as serving a national client base.

  • Sales and purchases of business premises, for clients that are both buying and selling commercial property for their business needs

  • Specialist advice on sales and purchases of property-based businesses, such as public houses, B&Bs, post offices, shops and care homes

  • Dealing with commercial and residential development work, including unit sales

  • Site assembly matters, including drafting and negotiating option agreements, overage agreements, claw-back agreements and pre-emption agreements (the right of first refusal to buy)

  • Commercial leases and all landlord and tenant matters, including preparing and negotiating leases of retail shops, office units and warehouses. Also dealing with lease renewals and lease assignments

  • The grant and acquisition of easements, including rights of way and the laying of water pipes, drainage pipes and electricity cables

  • All property work associated with a change of bank or a new borrowing facility, including the giving of security over property in the form of a legal charge or mortgage

  • The investigation of a property’s planning history, and the negotiation of section 106 agreements and planning obligation deeds, in support of applications for planning permission with the local authority

  • Advising on and dealing with the payment of Stamp Duty Land Tax (SDLT) and dealing with applications to the Land Registry, including applications for voluntary first registration of land
